Inventory in Salem has expanded in this rolling three-month view, with active listings up more than 16 percent from a year ago and months of supply rising to about 7.2. Contract activity looks mixed, as homes sold have climbed roughly 25 percent year over year while pending sales are roughly flat, suggesting some buyers are taking longer to move from offer to closing.

Pricing is reacting to these shifting dynamics in different ways, with the typical home value up about 18 percent year over year even as the median list price is down more than 20 percent. Sellers are also seeing less frequent bidding wars, as the share of homes selling above list has slipped to around 14 percent and the average sale-to-list ratio has edged down to just over 95 percent.

Another sign of a cooler tempo is time on market, which has stretched to a median of 95 days compared with much shorter periods a year earlier. Yet the seller’s market label still applies overall, because inventory, while higher, is not overwhelming buyer demand.
