Inventory has also tightened year over year, falling about 19.1 percent to 208 homes, while new listings are down nearly 49.0 percent and pending sales have dropped about 56.8 percent.
February 2026 data shows a typical home value near $224,950 and a median list price around $239,900, pointing to modest pricing for the area. Homes spent a median of 57 days on the market, which is more than both last month and last year, even as the market still leans toward sellers with a gauge reading of 33 and months of supply at 3.7.
Conditions on the ground also include 73 new listings in February, 64 pending sales, and about 20.2 percent of sellers cutting their list price. Roughly 35.7 percent of homes sold above asking, and the average sale-to-list ratio was close to 0.99, signaling that many deals are being made near asking price.
