Year over year, Salem County home values have inched up while the broader New Jersey market has seen slightly stronger price growth. Typical home value in the county is about half the statewide level, underscoring its relative affordability compared with the New Jersey median sale price.

In the latest May snapshot, listings and buyer activity both picked up, with active listings up more than 20 percent and homes sold up modestly from a year ago. Pending sales have risen at a faster clip, signaling that buyers are still engaging even as inventory builds and months of supply has climbed to just above four months.

Conditions have tilted toward a more balanced environment, as the share of homes selling above list has fallen over the past year and the average sale-to-list ratio has edged just above 100 percent.
