July’s finalized data reported the typical value of a home in the city to be $385,000—up 4.13% over the previous 12 months. For comparison, county-level data pegged home values at $439,900 in Carteret County for the most recent reporting period. That number is expected to float around $432,850 in August.

Broad Creek had 5 new listings and 4 listings that went under contract in July, decreasing the area’s total available inventory to 11—down 15.38% from the previous month. Inventory is projected to have further decreased in August.

Of those 11 active listings, 45.45% reduced their price in the month of July. The median listing price for homes in Broad Creek grew 21.43% from June to July, bringing the current median listing price to $425,000. Based on projected data for August, listing prices may continue to grow.
