North Carolina is seeing more homes available, with active listings up over 13 percent from a year ago and topping 68,000 properties in April. New listings have also risen compared to last year, and homes sold increased more than 4 percent year over year. Pending sales are up just over 8 percent from last April, signaling steady buyer interest even as options expand.

Prices are edging higher but not surging. The typical home value in April was around $377,000, up nearly 2 percent year over year and about 3 percent from March, while the median list price is slightly above that and has grown a bit more than 2 percent over the past year. With months of supply near 4.4 and up sharply versus last year, conditions look more balanced between buyers and sellers than they were a year ago.

Homes are taking longer to sell than last spring, with a median of 64 days on market in April compared with much faster timelines a year earlier. Fewer properties are selling above list price, and the average sale-to-list ratio has eased slightly to just under 98 percent, suggesting buyers have regained some negotiating power. Even so, nearly 29 percent of homes go off the market within two weeks, so well-priced listings still move quickly.
