Framingham’s rolling three-month numbers point to big shifts from a year ago. Typical home values in the area are up sharply, more than doubling year over year even as the broader Columbus market saw only moderate price growth. At the same time, active listings in Framingham are down compared with last year, tightening supply for shoppers.

Looking at the most recent rolling period ending in May 2026, the median sale price sits around $185,000, while the median list price is slightly higher at about $193,000, suggesting some room for negotiation. Homes are taking longer to sell, with a median of 47 days on the market, yet months of supply is just 1.9, well below Columbus at 3.1 months and consistent with Framingham’s seller’s market label.

Listing activity has cooled, with new listings down steeply from a year ago and only five homes sold in the latest three-month window. Fewer homes are selling above list price than last year, and the share of sales over asking has slipped to roughly 20 percent, even though the average sale-to-list ratio has nudged above 97 percent.
