Despite that yearly decline, typical home value jumped 9.48% month over month to about $273,700, narrowing the gap with the citywide value of $290,000. New listings are flat compared with last year, while pending sales are down 11.11%, hinting that demand has cooled slightly from a year ago.
In March 2026, the median list price reached roughly $281,950, up 4.46% from the prior month, and homes spent a median of 61 days on the market, a bit longer than last year but improving from the previous month. Inventory climbed to 175 homes, a 22.38% monthly increase even though it is still 13.37% lower than a year ago, and about 19.8% of recent sales closed above list price.
Looking ahead to April 2026, typical home value is projected to rise to about $285,550, with the median list price expected to edge up to around $287,975 and inventory to grow to 191 homes. These projections, combined with a seller’s market gauge of 12, indicate that sellers still have some leverage even as buyers gain slightly more choice than in recent months.
