Inventory in Knox County has expanded recently, with active listings up nearly 30% month over month to 290 and months of supply edging up to 3.1. At the same time, buyer activity is picking up, as homes sold climbed almost 23% from April and pending sales jumped more than 30%.

Pricing is adjusting as this new supply meets demand, with the typical home value around $264,000 and down roughly 18% from last month and modestly lower than a year ago. List prices are a bit more stable, easing just over 1% from both last month and last year, suggesting sellers are trimming expectations but not making drastic cuts.

Homes are taking longer to go under contract than they did a year ago, with median days on market at 45, up sharply year over year even as nearly half of listings still leave the market within two weeks.
