Year-over-year, Lake Mohawk’s rolling three-month numbers show sharply higher prices and a cooler pace of activity. The typical home value is up nearly 48% from a year ago, landing around $625,000 in the latest period. At the same time, homes sold are down more than 20% and pending sales have fallen about 30%, signaling fewer completed deals.

In the most recent rolling three months ending in May 2026, supply has expanded noticeably. Months of supply has climbed to 8.2, more than triple its level from a year earlier, even as active listings are slightly below last year. The median list price is up modestly year over year, while new listings have dipped slightly and closed sales have pulled back. Despite the seller-leaning market gauge, buyers now have more time and options to compare, but rising values mean they still need to move thoughtfully. Sellers, meanwhile, must price carefully as the larger inventory lengthens marketing times.
