Kent’s rolling three-month data through May 2026 shows inventory building while sales activity stays steady. Active listings are up more than 20% year over year and new listings have jumped over 35%, yet homes sold are roughly flat compared with a year ago, signaling more options without a big change in overall demand.

Pricing has moved higher over the past year even with this added supply. The typical home value is up about 9% year over year, and the median list price is several percent higher than a year ago, though both have dipped slightly in recent months.

Buyer and seller dynamics are also shifting as homes take longer to go under contract.
