Inventory has tightened a bit over the past year, as active listings dipped nearly 4 percent while months of supply rose to 3.1, up more than 17 percent yet still signaling a seller-leaning market. Roughly 24 percent of recent sales closed above list price and the average sale-to-list ratio hovered near 99 percent, showing that many properties still command strong offers. Compared with Ohio overall, Licking County remains higher priced, with a typical home value above the statewide median of about $269,000 and similar months of supply.
