The typical home value in Obetz is projected to be $268,280 for the month of August. July’s finalized data reported the typical value of a home in the city to be $300,500—up 14.19% over the previous 12 months. For comparison, county-level data pegged home values at $330,000 in Franklin County for the most recent reporting period. That number is expected to float around $325,000 in August.

Obetz had 5 new listings and 6 listings that went under contract in July, decreasing the area’s total available inventory to 17—down 34.62% from the previous month. Inventory is projected to have further decreased in August.

Of those 17 active listings, 23.53% reduced their price in the month of July. The median listing price for homes in Obetz grew 51.13% from June to July, bringing the current median listing price to $339,900. Based on projected data for August, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract rose year-over-year.
