Whitehall’s rolling three-month snapshot shows inventory has loosened, with active listings up notably from a year ago and months of supply rising to 3.7. New listings have climbed more than 30 percent year over year, while pending sales have also increased, signaling stronger contract activity despite more choices on the market. At the same time, closed sales over this period are down compared with last year, suggesting some buyers may be taking longer to commit.

Pricing has adjusted to these shifting conditions. The typical home value is slightly lower than a year ago, while the median list price is modestly higher, indicating sellers are asking more even as closed prices soften. Homes are spending about 35 days on the market, roughly in line with several recent spring periods but much quicker than just a month ago when the median was 60 days.

Negotiation dynamics have changed as well, with only about 11 percent of recent sales closing above list price and the average sale-to-list ratio just under 98 percent. That is a notable drop from earlier periods when well over a quarter of homes sold above asking.
