Old West End’s rolling three-month snapshot shows inventory building while sales cool. Active listings are up slightly from last year, and months of supply has climbed to about six, far higher than Toledo’s roughly three months. Even with more choices on the market, homes going under contract have dropped compared with a year ago, and closed sales are down by nearly a third.
Prices, however, have pushed noticeably higher over the past year in this neighborhood. The typical home value is up more than 50 percent year over year, and the median list price has surged even more, outpacing the broader Toledo area’s price growth by a wide margin. Sellers are not capturing as strong a premium as before, with the share of homes selling above list price declining and the average sale-to-list ratio now below 95 percent.
Properties are taking longer to move, with the median days on market stretching into the 50-day range in the latest rolling three-month period. A smaller share of homes is disappearing from the market within two weeks, underscoring that buyers have more time and leverage than they did in prior years.
