Inventory on Toledo’s South Side has expanded in this rolling three-month view, with active listings up more than 20 percent year over year and months of supply rising to about 4.2, far above the broader Toledo figure of 2.9 months. At the same time, the flow of deals has cooled, as homes sold are down nearly 10 percent and pending sales are off roughly 19 percent from a year ago.
Prices are still pushing higher despite that softer contract activity, with the typical home value up about 14 percent year over year while the median list price is up a more modest 6 percent. This gap between faster-rising sale values and slower list price growth suggests buyers are still willing to pay close to asking, reflected in an average sale-to-list ratio right around 100 percent.
Conditions show homes taking longer to sell, with median days on market now close to 50 days and slightly higher than a year ago, even as about one-third of properties still close above list price. Relative to the larger Toledo market, South Side looks more balanced between buyers and sellers, moving away from the leaner conditions seen in prior years.
