Inventory on Toledo’s South Side has expanded in this rolling three-month view, with active listings up nearly 14% year over year to 162. Months of supply has climbed to 4.5, a sharp increase from a year ago and higher than the broader Toledo market at 3 months, signaling more options for buyers than before.

Contract activity shows a mixed picture, as homes sold are down about 14% from last year while pending sales have also slipped nearly 7%. At the same time, homes that do sell are moving in about 31 days, and roughly 44% are going off the market within two weeks, suggesting that well-priced properties still attract quick interest.

Pricing has edged higher, with the typical home value up about 9% year over year to around $75,000 and median list prices rising about 10%. Despite more inventory and slower overall sales, sellers are still achieving an average sale-to-list ratio near 99%, and about 31% of homes close above list price, only slightly below last year’s share.
