Inventory in Wood County has been building, with active listings up more than 11% from last month to 404 even as they sit slightly below last year. Buyer activity is mixed, as homes sold fell more than 14% month over month and more than 26% year over year, while pending sales jumped over 16% from last month and more than 10% compared with a year ago. New listings also ticked up nearly 9% from March, suggesting more homeowners are testing the market.

Pricing is adjusting to these shifts. The typical home value, reflected by the median sale price, dipped just over 8% from March and is down modestly year over year, while the median list price climbed more than 8% month over month and is slightly above last year. Wood County’s median sale price still sits above the Ohio statewide median, even though the state is seeing stronger year-over-year price growth overall.

Homes are taking longer to sell than they did a year ago, with median days on market jumping sharply to 42 days and months of supply rising to 3.3, moving conditions closer to balance. Even with that extra time, sellers still hold an edge, as nearly half of recent sales closed above list price and the average sale-to-list ratio is just over 102%.
