February’s finalized data reported the typical value of a home in the county to be $200,000—down 35.48% over the previous 12 months. For comparison, state-level data pegged home values at $250,200 in Oklahoma for the most recent reporting period. That number is expected to float around $252,900 in March.
McIntosh County had 31 new listings and 11 listings that went under contract in February, increasing the area’s total available inventory to 136—up 11.48% from the previous month. Inventory is projected to have further increased in March.
Of those 136 active listings, 15.44% reduced their price in the month of February. The median listing price for homes in McIntosh County fell 26.46% from January to February, bringing the current median listing price to $250,000. Based on projected data for March, listing prices may continue to fall.
