Inventory in Okfuskee County has tightened over the past year, with active listings down more than 20 percent and sitting at 43 homes in July. New listings also fell sharply year over year, dropping by about 44 percent, which limits fresh options for buyers. Even with fewer homes coming on the market, sales activity held up, with homes sold rising around 31 percent compared with last year.

The typical home value in July was about $174,000, up strongly from a year earlier but significantly lower than June’s figure, while the median list price fell more than 16 percent month over month and about 34 percent year over year. Sellers are also pricing closer to what buyers will pay, with an average sale-to-list ratio near 95 percent and no recent sales closing above asking.
