Over the past year, Seminole County home values have climbed well ahead of the broader Oklahoma market. Typical home values are up about 22.86% year over year, compared with a 2.64% gain statewide. Buyers are seeing much faster price growth locally than across Oklahoma as a whole.

In March 2026, the typical home value in Seminole County reached about $215,000, while the median list price sat slightly higher at $225,000. Homes are taking longer to sell, with the median days on market jumping to 154 days, up 97.44% from a year ago and 73.03% from the prior month, even as the market gauge still labels conditions as a seller’s market at 41.

Inventory tightened to 77 homes in March, down 23% from the previous month and 37.4% year over year, with 25 new listings and 19 pending sales, a 58.33% increase from last year. Only about 25.97% of listings saw price drops, none of the recent sales closed above list price, and the average sale-to-list ratio stood at 0.946, suggesting buyers often secure modest discounts while sellers still hold some leverage with 8.6 months of supply.
