Bristol’s rolling three-month numbers point to slower movement of homes through the pipeline. Compared with a year ago, homes sold are down about 39 percent and new listings are lower by roughly 36 percent, signaling less turnover overall. Pending sales have also fallen nearly 25 percent year over year, even as active listings sit around the mid‑50s.

Prices are adjusting alongside this cooler contract flow. The typical home value over the latest three-month period is modestly lower than a year earlier, with a year-over-year dip of about 8 percent and the median list price down nearly 12 percent. Sellers are seeing fewer bidding wars, as the share of homes selling above list has dropped to about one in five, down more than 30 percent from last year, and the average sale-to-list ratio has edged just under 100 percent.

Conditions have shifted away from the very tight pandemic-era environment toward a more balanced feel. Months of supply has climbed to just over three, up more than 40 percent year over year, and homes are spending longer on the market at a median of 35 days, compared with much faster sales last year.
