Pennsylvania currently leans toward a seller’s market, though conditions are not extremely tight. The market gauge sits in seller territory with about 3.1 months of supply, up sharply from a year ago. Homes typically spend 37 days on the market, the same as last year, indicating steady buyer interest.
Prices have eased slightly in recent months even as they trend higher than a year ago. The typical home value is about 314,000 dollars, down month over month but still up more than 5 percent year over year, while the median list price has risen over 3 percent from last year. Roughly 31 percent of homes sell above list price and the average sale-to-list ratio is just under 99 percent, showing that many sellers are still achieving prices close to asking.
On the inventory side, active listings are up more than 6 percent year over year, while new listings are only slightly higher than a year ago, giving buyers a bit more to choose from but not a flood of options. At the same time, homes sold and pending sales are both down compared with last year, suggesting that demand has cooled somewhat from earlier highs.
