The typical home value in Lower North is projected to be $187,500 for the month of April. March’s finalized data reported the typical value of a home in the neighborhood to be $175,000—down 27.07% over the previous 12 months. For comparison, city-level data pegged home values at $275,000 in Philadelphia for the most recent reporting period. That number is expected to float around $287,500 in April.

Lower North had 490 new listings and 281 listings that went under contract in March, increasing the area’s total available inventory to 558—up 5.68% from the previous month. Inventory is projected to have further increased in April.

The median listing price for homes in Lower North grew 11.85% from February to March, bringing the current median listing price to $257,250. Based on projected data for April, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year. In March 2025, the median time for a listed property to go pending was 87 days, compared to 85 days in March 2024. However, in recent months the median number of days from listed to pending appears to be falling. That trend is predicted to have carried through to this April.
