Northeast Reading’s rolling three-month snapshot through July 2026 shows prices moving up recently even as some demand indicators cool. The typical home value climbed month over month by more than 11 percent to about $201,000, while the median list price was essentially flat. At the same time, homes sold slipped compared with the prior three months, and months of supply edged up to 3.2, indicating more options for shoppers.

Looking back a year provides added perspective. Active listings are up sharply, rising more than 70 percent year over year, and new listings have increased by a similar margin, so buyers are seeing many more choices than last summer. Despite that, the typical home value is only slightly lower than a year ago, dipping less than 1 percent, which suggests sellers are still holding relatively firm on pricing.

Conditions around speed and negotiating power also look different from last year. Homes now sit on the market a median of 17 days, up significantly from a year ago, and the share of properties selling above list price is roughly flat at about 40 percent, with the average sale-to-list ratio just under 100 percent. Compared with the overall Reading market, Northeast Reading has more inventory relative to sales, reinforcing a somewhat more balanced feel despite its seller’s market label.
