Inventory in Southeast Reading has expanded in this rolling three-month view, with active listings up more than 15% year over year and months of supply climbing to 3.2 from closer to 1.2 a year earlier. Even with this added choice, contract flow has cooled, as homes sold are down nearly 14% from a year ago and pending sales are slightly lower.

Prices are still advancing despite the softer sales pace, with the typical home value up about 8% year over year and the median list price rising nearly 8% as well. At the same time, the average sale-to-list price ratio has edged just below 99% and the share of homes selling above list has only inched up, signaling that sellers have somewhat less leverage than in prior years.

Compared with the broader city of Reading, Southeast Reading now has more months of supply, suggesting conditions that are a bit more balanced locally than the citywide seller’s market. Homes are also taking longer to go under contract than they did a year ago, reinforcing the shift from the extremely tight conditions seen previously.
