Buyers in Schuylkill County are seeing moderate options, with 287 homes on the market and 111 new listings in February 2026, even as new listings fell about 37 percent from last year. Pending sales slid more than 38 percent year over year, and with roughly 3 months of supply plus a market gauge of 26, conditions lean toward sellers but not overwhelmingly so.
Prices have been moving up quickly, with the typical home value at about $172,000, up 14.67 percent from a year ago. Median list prices are slightly lower at $165,000 and edged up just over 3 percent month over month, while homes in Pennsylvania overall are valued higher at around $293,100.
Homes are taking longer to sell, sitting a median of 53 days on the market, which is nearly 36 percent longer than the prior month and up more than 29 percent from last year, even though about 26 percent of sales still close above list price and the average sale-to-list ratio is about 0.97.
