Inventory and contract activity in Schuylkill County showed steady movement in May 2026, with 561 active listings and 214 new listings, both up from a year ago. Pending sales reached 165, rising from last month even as closed sales dipped nearly 20% year over year, pointing to a pipeline that is filling but taking time to convert into completed transactions.

Pricing has been adjusting upward, with the typical home value around $197,000 in May and up more than 30% from a year earlier, far outpacing Pennsylvania’s statewide gain of about 6%. At the same time, the median list price is up more modestly year over year and even fell month to month, suggesting sellers may be fine-tuning their asking prices to meet buyers where they are.

Homes are changing hands quickly, spending a median of just 14 days on the market, and nearly half go off the market within two weeks, consistent with a seller’s market reading on the local gauge.
