December’s finalized data reported the typical value of a home in the county to be $303,000—down 6.19% over the previous 12 months. For comparison, state-level data pegged home values at $307,300 in Pennsylvania for the most recent reporting period. That number is expected to float around $306,800 in January.
Wayne County had 35 new listings and 44 listings that went under contract in December, decreasing the area’s total available inventory to 197—down 11.26% from the previous month. Inventory is projected to have further decreased in January.
Of those 197 active listings, 13.71% reduced their price in the month of December. The median listing price for homes in Wayne County fell 0.75% from November to December, bringing the current median listing price to $330,000. Based on projected data for January, listing prices may continue to fall.
