Providence County currently leans toward sellers, with a market gauge of 16 indicating a clear seller’s market. Homes sit on the market a median of 40 days, even as supply remains relatively tight at 2.1 months of inventory. With 766 homes available and 478 pending sales, demand is strong compared to what is for sale.

Home values have climbed, with a typical home value of about $500,000, up 9.89% from last year and 8.93% just since the prior month. Listing prices are responding to that strength, with a median list price of $499,900 in March and a projected $512,350 for April. Inventory ticked up 1.19% month over month but is still down 15.64% from a year ago, and new listings fell nearly 19.94%, helping keep conditions favorable for sellers.

Buyers are still active and often paying close to asking price, with an average sale-to-list ratio of 0.997 and about 44.7% of homes selling above list. At the same time, about 18% of listings saw a price drop, and pending sales are down 20.86% year over year, suggesting some buyers are becoming more cautious. Compared with the Rhode Island state typical home value of $535,700, Providence County offers slightly more relative value at $500,000.
