Providence County is currently tilted toward sellers, with the market gauge solidly in seller’s market territory. Months of supply sit at 2.3, below the 4–6 months often associated with a more balanced market. Active listings have risen, but demand is still strong enough to keep conditions favoring sellers.

Several trends help explain this seller-leaning setup. Inventory climbed about 20 percent month over month and nearly 5 percent year over year, yet months of supply held steady, suggesting buyers are absorbing much of the new choice. Typical home values are up almost 4 percent from a year ago, and the share of homes selling above list is just over half, even after a slight year-over-year dip.

At the same time, signs of cooling and shifting dynamics are emerging. Homes sold fell roughly 8 percent from last year, and pending sales are also down slightly year over year, even though new listings surged more than 36 percent from last month. The median days on market is 30, down sharply from March, and more than half of homes go off market within two weeks, pointing to continued urgency for well-priced listings. Compared with Rhode Island overall, Providence County has lower typical prices but similar supply levels, giving buyers some relative value while still rewarding sellers who price strategically.
