Providence home values have climbed notably over the past year, with the typical home value up about 7% and the median list price rising more than 11% in this rolling three-month view through May 2026. At the same time, the share of homes selling above list has eased compared with a year ago, reflecting a bit more balance even as overall prices trend higher.

In the latest period, buyers are seeing more options, as active listings are up roughly 7% year over year and sit at about 2.9 months of supply. Conditions still lean toward sellers though, with the market classified as a seller’s market and the average sale-to-list ratio hovering just above 100%, indicating homes are generally selling very close to asking.

Momentum in activity has cooled somewhat from last year, with homes sold and pending sales both slightly lower on a year-over-year basis in this three-month window. Even so, more than 44% of recent sales closed above list price, which shows strong buyer interest for well-priced homes despite shifting conditions.
