December’s finalized data reported the typical value of a home in the county to be $122,450—down 30.92% over the previous 12 months. For comparison, state-level data pegged home values at $378,000 in South Carolina for the most recent reporting period. That number is expected to float around $377,450 in January.
Lee County had 3 new listings and 4 listings that went under contract in December, decreasing the area’s total available inventory to 12—down 20.0% from the previous month. Inventory is projected to have further decreased in January.
Of those 12 active listings, 41.67% reduced their price in the month of December. The median listing price for homes in Lee County grew 40.63% from November to December, bringing the current median listing price to $215,000. Based on projected data for January, listing prices may continue to grow.
