Pricing has adjusted downward over the past year, with the typical home value around $120,623, down sharply year over year even as the median list price is about $148,280. Even with these lower sale prices, sellers are still getting close to asking, with an average sale-to-list ratio near 96.5 percent and roughly a quarter of recent sales closing above list price.

Speed has picked up noticeably, as the median days on market dropped to 23 in May after being much higher earlier in the year.
