Year-over-year, Bee County’s home values have moved lower while listing prices have climbed. The typical home value is down sharply compared to last June, even as the median list price has risen more than 30 percent over the same period. At the same time, homes sold have fallen by more than 40 percent year over year, showing slower closed-sale activity.

In the latest June 2026 snapshot, the median list price sits around $227,000, while the typical home value is closer to $135,000, highlighting a notable gap between asking and selling conditions. Homes are taking much longer to sell, with median days on market jumping to 133 days and months of supply rising to 13.2, which aligns with Bee County’s designation as a buyer’s market.

Inventory has edged down slightly from last year, with active listings dipping a bit even as new listings are only slightly lower year over year. Pending sales, however, are up more than 17 percent from a year ago, suggesting some renewed contract activity despite the slower pace of closings. No homes sold above list price this June and the average sale-to-list ratio is just over 91 percent, indicating buyers often have room to negotiate.
