Victoria’s rolling three-month figures through May 2026 show prices easing compared to a year ago. The typical home value is down about 2% year over year, and the median list price is lower by nearly 3%. At the same time, the share of homes selling above list has slipped from last summer’s highs, pointing to less intense bidding.

Inventory and activity levels tell a more balanced story. Active listings are roughly flat compared with a year earlier, but months of supply has dropped from around 3.7 in June 2024 to 4.3 now, suggesting conditions are hovering near a mild seller’s market. Homes are taking longer to sell than in 2023, with the median days on market in this latest period at 67 days, up from about 53 days last June.

Momentum over the most recent rolling three-month window shows buyers have more options while sellers are still seeing solid demand. Homes sold are up about 14% year over year, and new listings have increased more than 6%, giving buyers a broader selection even as prices soften slightly. With only about 14% of homes closing above list and an average sale-to-list ratio near 97%, negotiation has become more common.
