Year-over-year, San Antonio’s rolling three-month data points to softer prices and slower movement. Typical home values are down a bit from last year, and the median list price has also edged slightly lower. At the same time, inventory is higher than a year or two ago, and homes are taking much longer to sell than they did back in 2023.

Looking at the most recent three-month window ending in May 2026, pricing has been fairly steady, with the typical home value just under $260,000 and the median list price a little higher. Activity has picked up recently, as homes sold and new listings both climbed compared with the prior three-month period, while pending sales held level year over year.

Conditions currently lean toward sellers, but the months of supply near 5.6 and a sale-to-list ratio under 97 percent show that buyers have more room to negotiate than during the frenzied markets of 2022 and 2023. Only about 12 percent of homes are selling above list price, and roughly a quarter are going under contract within two weeks, highlighting a mix of fast-moving and slower listings.
