Year-over-year, Colorado County’s typical home value has fallen sharply, down more than a quarter even as the Texas state median has inched slightly higher. At the same time, inventory has expanded with active listings up nearly 20 percent and months of supply more than tripling to 6.7 months, reinforcing its current position as a buyer’s market.

In the latest May 2026 snapshot, the median list price sits above the typical home value and is up around 9 percent from a year ago, suggesting sellers are still testing higher price points. Homes are taking much longer to sell, with median days on market soaring to 187, and none of the recent sales closing above list price while the average sale-to-list ratio hovers near 90 percent.

Recent month-to-month shifts show some renewed activity, as homes sold jumped compared with April and new listings rose by nearly a third. Even so, pending sales are only slightly below last year, indicating that buyers are active but selective in a market with more options.
