Year-over-year, Colorado County’s housing market has shifted toward lower prices and far slower pace. The typical home value is down sharply compared with last July, and homes now sit on the market dramatically longer, with median days on market up more than fiftyfold.

Zooming into July 2026, buyers are seeing many options, with active listings up nearly a quarter from a year ago and months of supply close to double the statewide level in Texas. At the same time, the share of homes selling above list price is modest at around one in eight, and the average sale-to-list ratio sits below 92 percent, signaling room for negotiation.

On the listing side, new inventory has surged, with new listings almost tripling compared with last year even though the number of homes sold has risen only slightly. Conditions overall lean toward a buyer’s market, so sellers need sharp pricing strategies while buyers can be selective and patient.
