Houston currently leans toward sellers, with the market gauge at 29 on a seller’s market scale. Months of supply sits at 4.8, which is lower than a year ago, showing inventory is not overly abundant. At the same time, buyers have more options than during the tightest periods of the last few years.
Looking at this rolling three-month view through June 2026, home values are slightly higher than a year ago, with the typical home value up a bit compared with last June. Median list prices are also only modestly higher year over year, indicating price growth has calmed compared with earlier spikes. Fewer homes sold above asking than in past summers, with the share sold above list down notably from mid-2023 and mid-2022. Those trends suggest bidding wars are less frequent than they were at the peak.
Conditions for both supply and demand have shifted over the past year. Active listings are higher than in 2023, but homes sold and pending sales are down from last summer, pointing to a cooler pace of activity. Homes are taking longer to sell than they did two years ago, even though days on market have dropped sharply from early 2026 levels within this period.
