Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Mar 2026 - May 2026).
Houston currently leans toward sellers, with the market gauge at 29 out of 100. Inventory sits at about five months of supply, which is below the level that would indicate a fully balanced market. Typical home values are near $350,000, and the average sale-to-list ratio is just over 97 percent, showing that prices are holding close to asking.
Looking at this rolling three-month view, prices are slightly higher than a year ago while activity has softened. Typical home values are up about 1 to 2 percent year over year, but homes sold and pending sales are both down compared with last spring.
Listings have expanded over the past year, with active inventory up from roughly 12,000–13,000 homes in mid-2023 to more than 17,000 recently. Homes are taking longer to sell than they did two years ago, with median days on market now in the mid-40s rather than under a month, and the share selling above list has fallen from over 20 percent in 2023 to about 14 percent. Even so, nearly one-third of homes still go off the market within two weeks, pointing to strong demand for well-priced properties. With these mixed signals, both buyers and sellers in Houston can benefit from Agent Pronto’s help in finding an experienced local agent to navigate the conditions.
Learn more about what Houston has to offer.
Houston offers residents a dynamic blend of diverse neighborhoods, a thriving arts and culinary scene, strong job opportunities, and a welcoming, collaborative community.
Houston stands apart from nearby suburbs through its mix of true urban energy, distinctive neighborhoods, and a strong sense of local pride. From the glass towers of downtown to the tree lined streets of the Heights, the city offers a pace and personality that feels different from Katy, Sugar Land, or The Woodlands.
Many residents center their lives around local institutions and green spaces, like Buffalo Bayou Park, Hermann Park, and the museums around Houston Museum District. Families appreciate access to schools in Houston ISD, respected medical facilities in the Texas Medical Center, and neighborhood libraries such as Houston Public Library. Sports and cultural events at Minute Maid Park and Houston Theater District give residents big city amenities without losing a sense of community.
Local identity is often tied to your part of town. In-town buyers look closely at areas like Montrose and Midtown for walkability and nightlife. Others focus on space and schools in neighborhoods such as West University or family oriented pockets of Harris County.
Whether you already call Houston home or are planning a move in, timing and preparation matter in this large and fast moving market. The right local real estate agent can help you understand neighborhood trends, pricing, and competition so you can act confidently. “The home-buying process seemed so intimidating, but once we started working with Aundrea Hartzog, all our worries disappeared. The time, attention to detail, and dedication she showed throughout the entire process were incredible. She made everything so easy, and whenever we had questions, she responded quickly and with exceptional knowledge. We could not have asked for a better realtor and would recommend her time and time again to anyone looking to buy or sell a home. The friendly and calming demeanor she brought to every step of the process was a tremendous help to my wife and me. She left no stone unturned, taking the time to explain everything in a way that we could truly understand. That level of commitment, communication, and professionalism cannot be overstated. Aundrea went above and beyond for us, and we could not be happier with how everything turned out.”
“Jamie Rodriguez negotiated several offers only for the buyer to change their minds but hung in with us till we found the right buyer”
“We had one day to come into town to find a home. Kim lined up all the homesthat matched our requirement prior to our visit to go through and narrow down. The day of the trip, Kim had all the house appointments lined up and within 4 hours we had found our home. We would highly recommend Kim and if we ever need to sell or buy again in the Houston area we will use here again.”
“Great person to work with.”
“We are very happy with the service Kelly provided to us.”
“Andrea made our experience very easy she took care of everything for us very quickly With contacts for repairs ,lawn care , and numeras other contacts our sell was stress free.”
“Experienced RE Agent that clearly understood my needs of purchasing a home. We quickly found a home and closed right away.”
“We were "interested" but had not made a decision to move and Dane Gates was still very accessible and open about the process. His availability and willing to work with uncertain Buyers made a difference in our decision to finally move. We are happy with the new home and even after closing on the new home, Dane Gates has made himself available to us. Dane Gates has even provide input and suggestions around the Market and ways to help sell our current home. I would recommend Dane any time.”
“Top notch all the way by far the best I have ever worked with”
“She supported and assisted greatly, she was amazing and did a great job and we are very happy with her service and her attentiveness!”
“Amy Patton assisted our church in the sale of our parsonage. In our initial meetings, she came across as a "Professional." We had contacted another Realtor at a very successful brokerage, but that person was, it seemed, a bit too successful, in that she set up an appointment, but failed to show, with no communication as to why, both before and after. Communication is the key, and that particular agent failed miserably. Amy Patton, throughout the entire process, never failed to communicate, responding to questions, situations, and, in general, shepherding our flock through the process flawlessly. There were a couple of hiccups that she took in stride, responded to and kept those who needed to know in the loop, As for other aspects of the sale, pricing, negotiations, clientele, etc., Amy was nearly impeccable, which was to be expected from an agent of her abilities and knowledge. It would be impossible to find a better Realtor to serve our needs.”
“Angela was exceptionally instrumental in the entire process of this new home construction. From land purchase negotiation, locating a builder for our lot, being involved with the home construction process, and with closing; Angela stayed actively involved with the build and with explaining the next steps. This build could not have happened without her!”
“Dylan does a great job. He stays on top of every property I list with him. He makes sure no lead is forgotten about”
“Mrs Dibble was very professional and proficient. She was also very good at explaining the process. She is a great problem solver. And pleasant to work with. I thanked the person who recommended her to me. Sincerely, Cynthia Muhammad”
“It was a wonderful experience working with Lucy Gamez. Working with Lucy Gamez was an outstanding experience from start to finish. She is knowledgeable, patient, and consistently professional, guiding every step with clarity and confidence. Lucy listens closely, communicates promptly, and always puts her clients’ needs first. Her dedication made the entire process smooth and stress‑free. I highly recommend Lucy to anyone looking for a trustworthy and exceptional Agent/Broker. I plan to use Lucy again.”
“As a first time buyer, the process to buy a home can be very intimidating and at times overwhelming. However, Sinai and her team made the process as easy and as manageable as possible with reminders and due dates along the way so you always know what's coming up next. With Sinai's help I was able to find a place that I am so happy with. My only regret is not doing this sooner!”
“To anyone looking for a realtor we recommend Daryl. His calm demeanor and experience means he is a steady force during the various moments of selling a house. Any asks we had he addressed with professionalism and efficiency. A long term Austinite, he knows all the areas well. Highly recommend.”
