Houston currently leans toward sellers, with the market gauge at 29 out of 100. Inventory sits at about five months of supply, which is below the level that would indicate a fully balanced market. Typical home values are near $350,000, and the average sale-to-list ratio is just over 97 percent, showing that prices are holding close to asking.

Looking at this rolling three-month view, prices are slightly higher than a year ago while activity has softened. Typical home values are up about 1 to 2 percent year over year, but homes sold and pending sales are both down compared with last spring.

Listings have expanded over the past year, with active inventory up from roughly 12,000–13,000 homes in mid-2023 to more than 17,000 recently. Homes are taking longer to sell than they did two years ago, with median days on market now in the mid-40s rather than under a month, and the share selling above list has fallen from over 20 percent in 2023 to about 14 percent. Even so, nearly one-third of homes still go off the market within two weeks, pointing to strong demand for well-priced properties.
