Austin’s rolling three-month housing snapshot shows more homes changing hands and more properties available. Homes sold are up more than 10% from a year ago, with pending sales rising even faster. Active listings have also edged higher year over year, giving buyers more options to consider.

Pricing has softened slightly in response to this added inventory and shifting demand. The typical home value is down a bit compared with the same period last year, and the median list price is also lower year over year, signaling some pressure on asking prices. Even so, sellers are still achieving an average sale-to-list ratio just over 97%, and the share of homes selling above list has ticked up compared with last year.

Timing and pace of the market are evolving as well. Median days on market have roughly doubled versus a year ago, yet months of supply has fallen compared with last year and sits a little above six months, aligning with Austin’s designation as a seller’s market. That mix of slower individual sales but a tighter overall supply picture underscores how nuanced local conditions are for both buyers and sellers.
