Active listings are a little lower than a year ago, but homes sold are up more than 18 percent year over year, and pending sales are higher as well. New listings have slipped slightly compared with last year, even as buyer demand has strengthened.

Pricing is adjusting to this balance of supply and demand. The typical home value is almost unchanged from a year ago, dipping less than 1 percent, while the median list price is down a bit more over the same period. Sellers are still making small concessions, with the average sale‑to‑list ratio just under 100 percent, but the share of homes selling above list has ticked up modestly year over year.

Speed has changed more dramatically in favor of a faster-moving market. The median days on market in this rolling three‑month window is 49 days, several weeks quicker than a year ago, and months of supply has edged down, supporting the current seller’s market reading. Compared with early 2026, more homes are going under contract and they are doing so more quickly, even with higher inventory available.
