Golden Hill’s rolling three-month numbers through May 2026 show some sharp month-to-month shifts. The typical home value climbed more than 30 percent from the prior three-month period to about $227,000, while the median list price also jumped more than 14 percent, suggesting sellers have recently become more optimistic on pricing. At the same time, active listings slipped compared with the previous period and months of supply fell to 3.8, pointing to fewer options for shoppers than just a few months ago.

From a year-over-year perspective, prices look softer even with the recent rebound. The typical home value is down almost 19 percent versus a year earlier, and the median list price is down more than 40 percent year over year. Homes are sitting much longer than they did last spring, with median days on market soaring to about 140 days. Despite that, pending sales are up more than 60 percent year over year, indicating more buyers are getting under contract even as properties take longer to move.

Compared with the broader city of El Paso, where the median sale price is slightly higher and months of supply is leaner at 2.9, Golden Hill offers relatively more inventory but at lower price points. Few homes here are selling above list, and the average sale-to-list ratio of about 91 percent shows buyers often negotiate below asking price.
