Downtown El Paso’s rolling three-month snapshot through July 2026 shows some sharp month-over-month shifts in a small, slow-moving market. The typical home value rose about 10% from the prior period to roughly $176,000, while the median list price edged up just over 1%, landing near $299,000. Homes sold doubled month over month, though that still translates to only two closings, and pending sales and new listings each climbed by a third. Inventory tightened from over 21 months of supply in the prior period to about 9.6 months, yet homes now sit on the market much longer, with median days on market jumping to around 200.
