Recent rolling three-month data through May 2026 shows list prices in Downtown El Paso have climbed sharply in the short term, with the median list price up nearly 14 percent from the prior period to about $154,000. At the same time, the number of active listings has slipped by more than 20 percent month over month, suggesting fewer homes available even as asking prices edge higher. New listings and pending sales have held steady in recent months, pointing to a relatively stable flow of properties coming to market and going under contract.

Looking back a year adds important context. Typical home values are down roughly 17 percent year over year, and the median list price has fallen more than 23 percent over that span. Sales activity has cooled significantly, with homes sold and pending sales both dropping by about half compared with a year ago.

Despite fewer sales, the small number of homes that do sell are moving very quickly and often for more than asking. The median days on market has plunged from long waits last year to just about four days, while nearly all recent sales have closed above list price and the average sale-to-list ratio now tops 110 percent. Months of supply has surged to over 19, far above the roughly three months seen across the wider El Paso market, indicating a very different dynamic locally.
