Downtown El Paso’s rolling three-month snapshot through June 2026 shows some sharp short-term shifts, especially in listing prices and inventory. The median list price surged month over month by more than 100 percent, while active listings fell by over a third and new listings dropped by half. Pending sales also moved lower on a monthly basis, pointing to softer near-term activity even as asking prices climb.
Putting those moves in year-over-year context, the typical home value is down by about a third, yet the median list price is up more than 50 percent compared with a year ago. Sales volume has thinned noticeably, with homes sold down over 80 percent and pending sales down by roughly two-thirds year over year. Inventory paint a mixed picture, as active listings are down by nearly half but months of supply has jumped dramatically, suggesting that the few homes coming to market may be taking longer to clear.
Contrast that with the broader El Paso market, where the citywide median sale price is slightly higher than last year and months of supply is closer to three, signaling a much tighter environment than in Downtown. Locally, sellers who do find buyers are achieving strong pricing power, with nearly all recent sales closing above list and the average sale-to-list ratio topping 110 percent.
