Downtown El Paso’s rolling three-month snapshot through April 2026 shows a market cooling in several key areas. The median list price dipped slightly month over month, while active listings and pending sales also edged down, suggesting fewer options on the market and a bit less immediate demand. New listings were flat compared with the prior three-month period, so fresh inventory is not offsetting those declines. With only 13 active listings, buyers are working with a relatively small pool of homes.

Looking back a year, the shifts are more pronounced. Median list price is down sharply from the same period last year, and both active listings and new listings have fallen by more than one fifth and nearly half, respectively. Pending sales have dropped even more, with a year-over-year decline of well over 50 percent.

Despite softer prices and slower demand, homes that do hit the market tend to move quickly, with about 74 percent going off-market within two weeks in this rolling three-month window. The broader El Paso market shows more balance with about three months of supply, while Downtown still leans toward sellers and is classified as a seller’s market. Historical data also reveal sizable swings in sale prices and days on market over the past few years, highlighting how localized and changeable this neighborhood can be.
