Los Paseos is seeing some sharp month-to-month shifts in this rolling three-month view, with the median list price jumping nearly 30 percent compared with the prior period while the typical home value has stayed almost flat. Inventory is tightening on a short-term basis, as active listings slipped while new listings ticked up, signaling more owners are coming to market but homes may be cycling through more quickly. At the same time, homes are spending far less time on the market than a month earlier, with median days on market dropping from about two months to just 10 days.

Looking back a year, prices tell a mixed story. The typical home value is down significantly year over year, yet the median list price has surged nearly 80 percent, suggesting today’s sellers are aiming much higher than last year. By contrast, sales activity has cooled sharply, with homes sold and pending sales both falling by more than half compared with a year ago.

Supply conditions highlight how different Los Paseos looks from the broader El Paso market. Months of supply in the neighborhood has climbed into double digits, far above the roughly three months of supply citywide, indicating slower turnover even though more than half of homes still go off market within two weeks. No recent sales have closed above list price and the average sale-to-list ratio has edged down year over year, pointing to added room for negotiation.
