Scotsdale’s rolling three-month snapshot shows a lean but active market, with only 8 active listings and 4 new listings, even as homes sold surged more than triple compared with a year ago. With 5 properties going under contract and just 1.6 months of supply, inventory is being absorbed faster than in El Paso overall, where supply sits at 2.9 months.
Prices are holding firm to slightly higher over the past year, as the typical home value is up a bit more than 4 percent year over year even though the median list price has edged down. An average sale-to-list ratio near 100 percent and about half of recent sales closing above asking indicate buyers are still paying close to what sellers are asking.
Momentum has picked up sharply, with homes selling much faster than a few months ago as median days on market dropped from 110 in June to 37 in the latest three-month period.
