Vista del Prado’s rolling three-month snapshot shows a slower pace of new activity. Active listings are down sharply from a year ago, and new listings have dropped more than seventy percent, leaving only a handful of fresh options coming to market. Even with fewer closings and pending sales than last year, months of supply has expanded to about 11.6, indicating that homes are staying available longer before buyers commit.
Prices have been moving up over the past year despite the lighter sales volume.
