July’s finalized data reported the typical value of a home in the county to be $309,250—down 63.62% over the previous 12 months. For comparison, state-level data pegged home values at $353,000 in Texas for the most recent reporting period. That number is expected to float around $351,550 in August.
Fayette County had 26 new listings and 8 listings that went under contract in July, increasing the area’s total available inventory to 125—up 7.76% from the previous month. Inventory is projected to have further increased in August.
Of those 125 active listings, 29.6% reduced their price in the month of July. The median listing price for homes in Fayette County grew 15.97% from June to July, bringing the current median listing price to $417,500. Based on projected data for August, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract fell year-over-year. In July 2025, the median time for a listed property to go pending was 70 days, compared to 109 days in July 2024.
