March’s finalized data reported the typical value of a home in the neighborhood to be $378,500—down 1.94% over the previous 12 months. For comparison, city-level data pegged home values at $340,010 in Fort Worth for the most recent reporting period. That number is expected to float around $342,520 in April.
Parkwood Hills had 12 new listings and 11 listings that went under contract in March, decreasing the area’s total available inventory to 4—down 42.86% from the previous month. Inventory is projected to have further decreased in April.
The median listing price for homes in Parkwood Hills grew 1.22% from February to March, bringing the current median listing price to $415,000. Based on projected data for April, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract fell year-over-year.
