Year-over-year, Fort Worth’s rolling three-month home values have eased slightly, with the typical home value down a bit from last year and the median list price essentially flat. At the same time, the share of homes selling above list has fallen compared with 2024 and 2023, signaling less frequent bidding wars than in recent peak periods.
In the latest rolling three-month view through August 2026, the typical home value is about $332,000 while the median list price sits just above $336,000. Homes are taking longer to sell than a year ago, with the median days on market stretching to 48 days, and roughly 24 percent of listings going under contract within two weeks.
Inventory has shifted as well, with about 7,500 active listings and roughly 3,100 homes sold during the period, keeping supply near 3.7 months and still in seller’s market territory.
