Year-over-year, Fort Worth’s rolling three-month home values have been essentially flat, with the typical home value and median list price both edging down only slightly from last June. At the same time, months of supply has fallen sharply compared with a year ago, signaling tighter inventory conditions even as prices hover near last year’s levels.

Looking at the latest rolling three-month period ending in June 2026, activity has picked up compared with a year earlier. Homes sold and pending sales are both up over last year, while active listings and new listings are slightly lower, pointing to steady demand working through a smaller pool of available homes.

From a pace perspective, homes are taking longer to sell than a year ago, with the median days on market rising from the mid-30s last June to the mid-40s now. Even so, only a modest share of homes are selling above list and the average sale-to-list ratio is just under 100 percent, reflecting a market that favors sellers but still leaves room for negotiation.
