At the same time, sellers are still asking much more, as the median list price has more than doubled year over year, creating a wide gap between what buyers are paying and what owners hope to get.
Days on market highlight how conditions now heavily favor buyers, with the median time to sell stretching to 80 days and rising sharply from both last month and last year. Even with homes taking longer to move, the average sale-to-list ratio remains near 100 percent, and no properties closed above their asking price in July.
