Inventory in Ogden has expanded in the latest rolling three-month view, with active listings up more than 17% compared with a year ago. Months of supply has climbed to 4.8, a sharp increase of about 73% year over year, pointing to a less tight environment than in prior years. Even with more choices, homes are still going under contract, with sales over the period up about 8% from last year and pending sales holding roughly flat.
Pricing is adjusting to these changing conditions. Typical home values are down just over 5% from a year ago, and the median list price is also a bit lower than last year. Sellers are giving up a small amount of leverage, as the share of homes selling above list has slipped to around 15%, down notably from the much higher levels seen in 2023. The average sale-to-list ratio, at about 99%, shows that many properties still command near their asking prices, but bidding wars are less common than they were.
Homes are taking longer to sell, with the median days on market at 52, up slightly from a year earlier and more than double the pace seen in mid-2024. With more inventory, softening prices, and shifting timeframes, conditions can feel very different from one neighborhood or price point to another.
