Tooele County’s housing numbers show subtle price shifts compared to last year. The typical home value is nearly flat year over year, dipping less than 1 percent, while the median list price is down a bit more, just under 2 percent. Sales activity is stronger, with homes sold up about 13 percent and pending sales jumping more than 25 percent from a year ago.

In April 2026, the typical home value sat around $449,000, with a median list price near $471,000. Inventory held steady at 561 active listings, giving buyers some options while months of supply tightened to about 3.2 months, well below Utah’s 4.5 months and consistent with a seller-leaning market.

Momentum has picked up this spring, as homes sold rose more than 12 percent from March and pending sales edged higher as well. Homes are also moving faster month over month, with median days on market dropping from 73 in March to 59 in April, yet only about 21 percent of sales closed above list price and the average sale-to-list ratio is just under 100 percent, suggesting sellers must still price carefully. With new listings down nearly 17 percent year over year, conditions can feel tighter for buyers while still offering meaningful opportunity for sellers.
