Tooele County home values in May 2026 were almost unchanged from a year earlier, with the typical sale price edging down less than 1 percent. Listing prices, however, posted a modest year-over-year gain of about 1 percent, suggesting sellers still have some pricing power. Compared with the rest of Utah, where prices rose closer to 2 percent, local appreciation has been a bit more subdued.

Recent monthly trends provide more detail on how the market is moving. From April to May, the median sale price climbed a little over 3 percent while the median list price jumped more than 4 percent, pointing to firmer seller expectations. Sales activity picked up, with homes sold rising nearly 9 percent month over month and almost 17 percent compared with last year, even as new listings fell about 7 percent year over year.

Inventory has tightened over the past several months, with active listings down about 5 percent from a year ago and months of supply slipping to 2.9, well below Utah’s 4.7 months. Homes are spending a median of 48 days on the market, faster than earlier this year but still allowing buyers some time to decide, and only about one in five properties sells above list price. An average sale-to-list ratio just under 99 percent and a seller’s market reading of 41 indicate negotiations can still matter.
