Tooele County home values in May 2026 were almost unchanged from a year earlier, with the typical sale price edging down less than 1 percent. Listing prices, however, posted a modest year-over-year gain of about 1 percent, suggesting sellers still have some pricing power. Compared with the rest of Utah, where prices rose closer to 2 percent, local appreciation has been a bit more subdued.

An average sale-to-list ratio just under 99 percent and a seller’s market reading of 41 indicate negotiations can still matter.
