Utah home values in May 2026 were slightly higher than a year ago, with the typical home value and median list price both up around 2 percent year over year. Inventory expanded at the same time, as active listings grew nearly 4 percent annually and months of supply climbed more than 35 percent, signaling a shift away from the tighter conditions seen last year.
In the latest monthly snapshot, the typical home value rose about 1.5 percent from April while the median list price inched up more modestly. Sales activity cooled, with homes sold down roughly 5 percent month over month and pending sales slipping about 3 percent, pointing to a more measured pace of demand.
Current conditions reflect this balance, with about 4.7 months of supply and a market gauge indicating a neutral environment between buyers and sellers. Homes are taking longer to move, sitting a median of 52 days on the market, while only about 17 percent are selling above list and the average sale-to-list ratio sits just under 99 percent.
