Year-over-year, Utah’s housing market is showing mixed signals with prices slightly easing while listing prices edge higher. Typical home values are down less than a percent from last August, but the median list price is up a few percent, suggesting sellers are still testing stronger pricing even as closed-sale prices soften.
In the latest August 2026 snapshot, supply and demand look more balanced than a year ago. Active listings have climbed compared with last year, and months of supply has more than doubled to just over five months, aligning with Utah’s neutral market reading.
On the demand side, both homes sold and pending sales are running notably below last year’s levels, and homes are taking a bit longer to sell, with median days on market now in the mid‑50s. Even so, nearly one in six homes still sells above list price and the average sale-to-list ratio is just under full asking, so accurately priced homes continue to move.
