Algoma is currently showing as a seller’s market, but conditions are less intense than in prior years. Months of supply has risen to 3.5 in this rolling three-month window, more than doubling from a year ago. Homes are also taking longer to sell, with the median days on market up 13 percent year over year to 57 days.
Prices have moved sharply higher even as the pace has cooled. The typical home value over the latest three-month period is about 41 percent higher than a year earlier, and the median list price is up nearly 29 percent year over year. At the same time, the share of homes selling above list has dropped to about 18 percent, down from more than 60 percent in some earlier periods, and the average sale-to-list ratio has edged slightly lower to about 97 percent.
On the activity side, there are fewer closed sales but slightly more choices than last year. Homes sold in the rolling three-month period are down about 29 percent year over year, while active listings are roughly 13 percent lower, yet new listings have inched up compared with a year ago. Pending sales are only slightly below last year’s level, suggesting buyers are still engaging even as they take more time.
