New listings dipped month over month but are still higher than a year ago, suggesting more owners are coming to market than last spring. Nearly 40% of homes are selling above list price, and the average sale-to-list ratio is essentially at 100%, indicating buyers are often paying close to asking even as bidding intensity has eased from earlier in the year.
