Hingham’s rolling three-month snapshot points to very limited inventory and steady activity. Active listings have roughly doubled from a year ago, yet there are still only four homes on the market and 1.6 months of supply, reinforcing a seller’s market. Pending sales are up about 50% year over year, with three homes under contract compared with fewer a year ago.

Pricing has been adjusting even as buyers continue to write offers. The typical home value over the latest rolling period is down nearly 14% from last year, and the median list price has fallen more than 20% year over year, giving buyers somewhat more breathing room on asking prices. At the same time, homes that sell are commanding strong terms, with the average sale-to-list ratio a bit above 102%.

Homes are taking longer to go under contract, but strong demand is still evident when the fit is right. Median days on market have more than doubled compared with a year ago to about five weeks, yet roughly two-thirds of listings go off the market within two weeks, and the share selling above list price has surged to about 100%.
